I actually prefer rental properties; require the tenants to buy AHS (AmHomeShield) Home Warranty service & make it clear -they are the first call if issue is with covered appliance. Finding good tenants has not been a problem & easily qualified, in the region I have focused on -Northern California to Pacific NW -Seattle - a bedrock investment with high quality tenants. The stronger values it seems, are outside this region, so now focused on Nevada, Arizona, parts of Texas & Florida, where I used to live. Do you source properties in these areas to find the property, pool investors potentially, and secure the properties? Preference is for single family and multi-family condo/apartment complexes in good neighborhoods that cash flow out nicely. Thanks so much!
