Northwest Orange County

It’s best known for its popular surfing beaches, San Onofre and San Clemente. Median home prices are under $1 million in this coastal city, which is relatively affordable among SoCal beach cities.

To the north is Tustin, with median home values $150,000 lower ($724,000) compared to Irvine. To the southeast of Irvine are popular cities of Lake Forest and Mission Viejo, where homes average $730,000.
