How To Attract Renters By Renovating With HomeUnion

Attract Renters by Renovating with HomeUnion® | Case Study

HunterHillEntrance_AfterWhen it comes to renovations of investment properties, it’s important to know how to attract renters while staying within budget. Our Asset Management team keeps this sentiment at the forefront when they are working on rehabs for our investors. This North Carolina property is an ideal example of how we strategically renovate investment properties to achieve the highest possible ROI for our investors.

From the start, this one-story property needed work to make it more appealing to renters. It’s outdated vinyl flooring, worn carpets, and peeling paint would have immediately discouraged potential tenants. Our Asset Management team replaced the flooring to warm wood, painted the interior beautiful beige-tone colors, and installed brand new carpet. To save on the bottom-line, we only pressure-washed the exterior of the house as it was already in prime condition.

The Asset Management team’s renovations proved to be significant in making it possible for the tenants to move in within 13 days of the rehab being completed.Attract Renters by Renovating with HomeUnion®

I have recently started following your website and blog. I love this post. It's great to see the before and after pics with a direct focus on the bottom line. Can you tell me what the rent was before the rehab? Does the rent rent usually go up after a rehab of this size? I have no doubt that it spurs potential renter interest? Is landscaping rehab ever included in refreshing a property?

Hi Donna, thank you so much for the compliments. I'm glad to hear that you loved this post. To answer your questions: 1) Can you tell me what the rent was before the rehab? - Unfortunately, I am unable to provide that information, since our investor acquired the property and we do not have access to that information from the previous owners. Also, it may not have been a rental previously. 2) Does the rent usually go up after a rehab of this size? - Since we don't have the rent beforehand, it's hard to say on this particular case. But it definitely drove renters quickly that the investor saw cash flow almost immediately after rehab completion. 3) Does it spur potential renter interest? We think so, especially since renters moved-in so quickly! 4) Is landscaping rehab ever included in refreshing a property? Yes, we do landscaping depending on the property and what we feel will entice curb-appeal. I'll have to share another rehab that had more landscaping work done soon. Please let me know if you have further questions. Thank you, Alisha at HomeUnion®
