I have recently started following your website and blog. I love this post. It's great to see the before and after pics with a direct focus on the bottom line. Can you tell me what the rent was before the rehab? Does the rent rent usually go up after a rehab of this size? I have no doubt that it spurs potential renter interest? Is landscaping rehab ever included in refreshing a property?

    Hi Donna, thank you so much for the compliments. I'm glad to hear that you loved this post. To answer your questions: 1) Can you tell me what the rent was before the rehab? - Unfortunately, I am unable to provide that information, since our investor acquired the property and we do not have access to that information from the previous owners. Also, it may not have been a rental previously. 2) Does the rent usually go up after a rehab of this size? - Since we don't have the rent beforehand, it's hard to say on this particular case. But it definitely drove renters quickly that the investor saw cash flow almost immediately after rehab completion. 3) Does it spur potential renter interest? We think so, especially since renters moved-in so quickly! 4) Is landscaping rehab ever included in refreshing a property? Yes, we do landscaping depending on the property and what we feel will entice curb-appeal. I'll have to share another rehab that had more landscaping work done soon.
